Industrial Strength Asphalt Emulsion Sealant

Our Services: 

  1. All sides of the asphalt surface are edged to remove grass/weeds so sealant can be applied all the way to the edge of the asphalt.

  2. Power clean the entire asphalt surface. Debris is swept and backpack blowers are used to clear asphalt surface from any remaining dust and debris. Please note - chalk can be very difficult to remove. If there is chalk on your driveway, we ask that you remove this with a water hose 1 day prior to your sealcoating service.

  3. After the asphalt surface is clean, a high quality 400 Degree hot rubber filler is used to fill the necessary cracks in the asphalt. This seals the cracks and helps to prevent the crack from getting any larger and causing more asphalt erosion.

  4. An oil spot treatment solution is applied where needed. This allows the sealcoat emulsion to bind to the asphalt. If this is not applied to oil spots the Sealcoat may not adhere to the driveway properly and could result in flaking or peeling. Not all oil spills need treatment - the crew is well trained and will make a judgment call at the time of service.

  5. Next, the asphalt emulsion is applied. Our crews start by using a small detailing brush used around all concrete aprons, sidewalks, landscaping, rock beds, etc. to ensure that the sealcoat does not get onto anything other than the asphalt surface. After the trim work is complete - the crews use a large broom to apply the asphalt emulsion to the rest of the driveway in an overlapping pattern to ensure that the entire asphalt surface is thoroughly covered.

    Every driveway is different and not every step in the service is needed or necessary to provide a high quality service. Our highly trained crews review the driveway at the time of service and will take every necessary step to make sure that the service is completed the right way with the highest quality standards throughout.


Why Sealcoating?

  • Seals Out Water. Once water enters the asphalt it slowly destroys it by expanding and contracting during freeze / thaw cycles.

  • Weather, wear, and tear eventually loosens the top layer of asphalt leading to erosion and exposing more asphalt. The sealcoating emulsion stops the erosion of the asphalt. A small amount of particles are added in the sealcoating to replenish the asphalt surface.

  • Prevents Gas and Oil Damage. The high quality asphalt sealant contains sands and silicas or rubberized compounds that are formulated to reduce gas and oil damage when compared to bare asphalt.

  • Prevents Oxidation. Asphalt driveways contain oils when they are paved. Regularly sealcoating your driveway helps to block some of the sun’s ultraviolet rays that harden and dry out asphalt surfaces, which then accelerate cracking and erosion.

  • Makes your Driveway Easier to Maintain. The smoother surface of a sealed driveway is easier to sweep. Sealcoating also makes it easier to remove leaves and snow. The dark black color actually absorbs the suns rays better helping melt and dry that last bit of snow.

  • Improves the appearance of your home. Sealcoating your driveway restores the rich slate black color of your driveway and adds curb appeal to your home.
